Brentwood sits at the base of the Santa Monica Mountains, bordered by the 405 Freeway to the east, Wilshire Boulevard to the south, Santa Monica to the west, and the mountain ridgeline to the north. From here, you can reach Santa Monica in about 10 minutes, Downtown LA in 25–30, and the beach in under 15.
The neighborhood is divided into two distinct characters by Sunset Boulevard. South of Sunset — known as "The Flats" — is where you'll find walkable streets, condominiums, cafés, and easy access to the shops and restaurants along San Vicente. North of Sunset, the terrain rises into the canyons: Mandeville Canyon, Kenter Canyon, and Sullivan Canyon, where larger estates sit on generous lots with canyon views and a sense of true seclusion.

Every Sunday, the Brentwood Farmers' Market sets up along Gretna Green Way with local produce, flowers, artisanal goods, and a community atmosphere that draws regulars week after week.
Outdoor Living and Green Space
One of Brentwood's defining features is its proximity to nature. The Santa Monica Mountains are practically in the backyard, offering miles of hiking trails through Mandeville Canyon, Westridge-Canyonback Wilderness Park, and Sullivan Canyon. As of early 2026, the typical home value in Brentwood sits around $2.7 million, with median listing prices closer to $3 million and higher for luxury single-family homes. Condos and townhomes south of Sunset along San Vicente and Wilshire can be found in the $500,000 to $2.5 million range, making them a more accessible entry point into the neighborhood. At the top end, estate properties in Brentwood Park, Mandeville Canyon, and along the ridgelines routinely list between $5 million and $20 million or more.
Architecturally, Brentwood is a mix of everything: Cape Cod, Tudor, Spanish Revival, Mid-Century Modern, and contemporary new builds. Part of the neighborhood's charm is that there isn't a single dominant style — each block has its own character.
